Planning guide

Bathroom finishes or a new layout: what changes in the scope?

Separate a vanity-and-tile update from plumbing relocation, lighting and shower work.

Better Together Builders planning guide · Preview edition · November 2026

Write down what must improve

Separate worn finishes from functional problems. Poor task lighting, a blocked passage or insufficient storage may need more than replacement tile. A different vanity may help without moving the sink; a new mirror alone may not solve a lighting issue.

Record four decisions

What stays
Fixture positions and surfaces you intend to retain.
What changes
The specific use problem and the finishes to replace.
What is selected
Dimensions and models for tile, fixtures, vanity and lighting.
What needs investigation
Possible plumbing, electrical, wall or wet-area work not yet defined.

Compare like-for-like scopes

Keeping fixture locations and relocating them are different proposals. Ask each estimate to identify demolition, plumbing, electrical, waterproofing, installation and repairs. Do not compare two totals as if they deliver the same scope when one includes a layout change.

Confirm more than the visible finish

For a shower or tub change, define the substrate and waterproofing work as well as the tile. For a new vanity, confirm dimensions and connections. Identify which conditions can be checked now and which remain concealed.

Plan bathroom availability

Before construction, discuss any usable second bathroom, household access and shared utility work. Check the permit path for the property and scope. Confirm material availability and outstanding decisions before taking an essential room out of service.
