Compare the same finished result

Two quotes for “a kitchen and two bathrooms” can describe different work. Before comparing the totals, send both builders the same room list, layout and selection assumptions. Include the repairs where rooms meet: flooring transitions, wall patches, painting and cleanup.

Read these lines side by side

Included work
Which demolition, installation, system changes and adjacent repairs are named?
Allowances
What products, quantities and installation work does each allowance assume?
Owner-supplied items
Who purchases, delivers and installs appliances, fixtures or materials?
Changes
How will added work, its price and its schedule effect be described and approved?
Milestones
Which identifiable stage of completed work corresponds to each requested payment?

Treat a missing line as a question

Do not silently assume that an omitted item is included or excluded. Ask for a written clarification. A revised quote may reveal that part of the price gap came from an appliance installation, a wall repair or a different material allowance.

Record the unknowns separately

Some conditions cannot be confirmed until surfaces are opened. Ask what has been observed, what remains assumed and how findings will be documented. A clearly written scope can make uncertainty visible; it cannot remove every unknown in an existing home.

Leave with a comparable scope

Keep a copy of the shared scope and the updated proposals. Mark any remaining differences before choosing a contractor. For a multi-room project, follow the work across doorways and shared systems, rather than evaluating each room as an isolated job.
