Start with the parcel
Collect the property address, available survey, existing plans and permit records. Mark the structures and outdoor spaces you intend to retain. The purpose is to identify the questions that could change the location or type of ADU before a detailed design is priced.
Bring this information
- Existing structures
- Plans, photographs and known changes to the home or garage.
- Access
- Photographs of side yards, gates, driveways and likely delivery routes.
- Utilities
- Available service records and known upgrades, without assuming spare capacity.
- Drainage & ground conditions
- Known drainage issues, slopes or previous reports to discuss with the appropriate professional.
- Intended use
- Who will occupy the space, privacy needs and required rooms.
Classify each open question
Some findings may change the layout. Others may call for a survey, engineering or utility investigation. Ask which questions affect the overall concept and which can be resolved later. Avoid treating every unknown as either harmless or a reason to abandon the project.
Do not mistake a concept for an approval
A floor plan that fits on a sketch still needs to be checked against the property and applicable requirements. Use the current city or county resources for the actual parcel. Confirm what the next professional assessment includes before commissioning more detailed work.
Make the next step specific
Finish the discussion with a list of information to obtain, who will obtain it and which decision it supports. That gives you a way to assess progress before committing further design or construction funds.
